Development Services
Due Diligence
Our professionals possess invaluable expertise in early project evaluation, with the ability to provide feasibility reviews, profitability analysis, entitlement requirements and strategy, vested rights review and environmental risk assessments. Our involvement early in the project allows you to assess the feasibility and steps necessary to plan a viable project before having to bring on board the full-time staff.

Entitlement
Our professionals can assist your team with both the initial and ongoing property entitlement including land use amendments, zoning changes, development review package preparation and planning board presentations. We also assist in the analysis, preparation and presentation of more complicated entitlements such as DRI (developments of regional impact) submissions.

Permitting
Our familiarity, understanding and relationships with various agencies and authorities, allows us to provide permit processing and expediting services at the City, County and State level. We act as your project advocates, communicating the vital information to the appropriate parties and bringing timely resolution to pending items.

Certifications
Our professionals will assist in obtaining the necessary certifications from City, County, and State agencies in closing out a project. These certifications include certificates of occupancy, affidavits, hold harmless agreements and agency approvals. We will work with the general contractor and his subcontractors in fulfilling the requirements necessary for these approvals.

Project Closeout
Our team has extensive experience working with general contractors, subcontractors and vendors in advising them in fulfilling their contractual obligations. We will interface with the punch-out crews, assisting in identifying and resolving remaining unfinished items or approvals. We will conduct punch-out inspections with owners and oversee the process from inspection to sign-off. Our team will help oversee the demobilization of the general contractor and subcontractor manpower and equipment.
